Licensed review and seal (sealed upgrade)
about $1,500 in total- Required when a gate fails, your town requires a seal, or you ask for one
- The licensed engineer or architect contracts with you directly and quotes their own fee, typically about $1,000
- Our $500 coordination fee covers adapting the files to their requirements and the hand-off
- The licensee may require changes or extra information at their own fee
Extra plan-review round
$250- One round is included with every site-adapted set
- A revision caused by our error is free in any round
- An extra round covers changes you request, information not given at intake, or a request outside the set's scope
- Beyond one extra round, quoted in advance by the hour
Builder plan
$299 / month + $750 per lot- Your repeat designs kept as models and adapted per lot
- Per-lot site-adapted set with its own compliance report and one review round

Paid by you, to others
- Town permit and zoning fees, printing of paper sets
- A survey or certified plot plan if your town requires one for setbacks
- Soil reports, percolation tests, elevation certificates where needed
- Engineered roof trusses (the manufacturer's sealed drawings come with the trusses)
- Mechanical, electrical, plumbing and energy-rating work by the trades
- The licensed partner's fee on the sealed upgrade, paid under your agreement with them
- Sales tax where it applies; prices are quoted net of tax
Where these prices sit
For context only, with the source: ADU design and plans commonly run about $5,000 to $30,000 depending on how custom the design is (SelfStorage ADU cost guide), and California architecture firms charge roughly $5,000 to $20,000 for ADU plans (Housable). Our site-adapted ADU set is a fixed $1,995 to $2,295 because the software does the table work and a person does the checking. We do not claim a savings figure; your project and your town decide what else you need.
Standard sets are unstamped and not prepared by a licensed architect or engineer. The sealed upgrade and extra revision rounds are priced separately above. You, or your builder, submit the permit application; your building official decides what is accepted. Full refund of the set price if our gate check finds your site cannot use the prescriptive lane and you decline the sealed upgrade.
